SECOND AVENUE
Location
Detroit, MIYear
OngoingType
Community / Cultural / CivicThis project extends Second Avenue to the Detroit Riverfront, bridging the former Joe Louis Arena (JLA) site and creating a connector that unites the city with the riverfront. Panning approximately 1/4 mile from Fort Street to the Riverwalk, the connector addresses existing barriers and enhances both mobility and the environment, replacing outdated designs from 1960. The connector’s success hinges on prioritizing the user experience and incorporating diverse mobility options for accessing the city, the riverfront, the convention center, and future developments on the JLA site. By transforming infrastructure, adapting to topographical challenges, and connecting to key programming, the connector will offer Detroit a distinctive, experiential destination.
The proposed development includes four distinct parcels: an office tower with 13 floors and 307,510 SF of total area, targeting a reduced footprint of 225,000 SF; a residential tower rising 31 floors with 348 units, aiming for 400 units; a hotel tower with 33 floors and 806 keys, aiming to streamline to 800 units; and a 2-story retail pavilion totaling 13,770 SF. The overall plan emphasizes mixed-use density with integrated hospitality, office, residential, and retail programming.
